House clearance

Probate, end-of-tenancy and downsizing. Whole property emptied, swept and photographed for your records.

Price from £320 + VAT
Typical job 3–6 hours
Crew 2–3 people
Paperwork Transfer note

A full house clearance is the job we do most: a probate property, an end-of-tenancy that needs to be empty by Friday, or a downsize where forty years of belongings have to go somewhere sensible.

How we price it

Send us photos of each room — or a short video walking through the property — and we come back with one written figure that covers labour, loading, disposal and VAT. No day rates, no hourly creep.

What happens on the day

Two or three crew arrive inside a two-hour window. We work room by room, keep anything you have marked to stay, and load the rest. Reusable furniture and clothing goes to local charities; the remainder is sorted at a licensed transfer station.

The paperwork

Every clearance ends with a waste transfer note in your name and a set of photographs of the empty property. Letting agents and probate solicitors usually want both.

What's included

  • Every room emptied, including loft, garage and shed
  • Furniture dismantled where it will not fit through the door
  • Carpets and curtains lifted if you need the place bare
  • Floors swept and before/after photos sent with the invoice
  • Anything reusable passed to local charities
